Tamkin & Hochberg has over 30 years-experience in all aspects of commercial real estate including, real estate development, management, zoning and land use, retail, office and industrial leasing and in the purchase and sale of real estate. Both our Managing Partners, Jonathan D. Tamkin and Andrew S. Hochberg, previously held positions as in-house counsel to large national retail companies and financial institutions where they managed the acquisition, development and disposition of extensive real estate holdings. As a result of those experiences, a focus of the firm has been to offer creative solutions and expert legal representation in all areas of commercial and residential real estate in an affordable manner.
Matters regularly handled by the firm include the negotiation of complex industrial, office and retail leases for both landlords and tenants, with a focus on retail, including shopping center leasing for both small, franchised and AAA and bondable national tenants, owners of commercial properties, brokers, zoning, land use permitting, construction and development and in the acquisition and sale of commercial properties. Our work starts as early as site or property selection, working with national or Boston based real estate brokerage firms or franchise site selection professionals, with the client at the offer, or letter of intent stage, the negotiation and drafting of purchase and sale agreements, the management and conduct of real estate due diligence, zoning and permitting, working with environmental engineers and surveyors, title work, the negotiation and drafting of commercial financing terms and loan documents, for both borrowers and lenders, serving as escrow agent, managing the closing process and serving as a title insurance agent for several national title insurance companies. The firm also provides corporate and tax counsel related to the formation and structuring of entities formed to own and hold commercial real estate and the management of I.R.C. Sec 1031 tax deferred exchanges and investments in qualified opportunity zones. Parties represented by the firm include local, regional and national buyers, sellers, developers, landlords and tenants, investors, banking institutions, mortgage lenders, condominium associations, contractors, subcontractors and construction materials firms, architects, civil engineers and surveyors.
